With the recent population boom in Central Texas, there are newly constructed neighborhoods popping up nearly every week. As a result, many home buyers are choosing new construction over the traditional real estate market of used home inventory. Let us briefly take you through the home building process and hopefully we can help you understand ‘what to expect’ and ‘look for’ as you take advantage of this great opportunity.
Choosing Your Builder
This stage starts with understanding your overall budget, square footage, location, personal ‘likes & dislikes’, school district zoning, and possible amenities. Every builder differs from the next, so be sure to thoroughly compare all of you options. Newly constructed neighborhoods typically have ‘Model Homes’ that serve as the company’s sales office. These ‘model homes’ are extremely beneficial when learning about the builder, their construction methods, optional floor plans, and types of products used. They also allow for the potential buyer to choose their own accessories and upgrades such as, custom cabinetry, personal choice of countertops, light fixtures, faucets, interior/exterior colors, floor plans, and much more. These options will increase the overall sale price so be sure to stay within the budget that you that you have set. Have fun with during this process as you literally get to make the home YOURS!!
Building Stage
Once you have decided on your builder, building site, floor plan and other available options, the construction stage will begin. It is extremely important to stay organized and detailed during this stage so nothing is overlooked. Once the electrical, water supply lines, and drainage are all supplied to the expected locations for your home’s floor plan, the foundation is ready to be prepped and poured. This stage is vital to the overall longevity of your home and if desired, Careful Home Inspections provides third party slab/foundation inspections to ensure that the slab was prepped and poured correctly. Our phase inspections during your home construction are extremely helpful to those who can’t be present at the building site during the construction phase and/or simply do not have the knowledge or specialize in this field.
Let us keep your new construction on the right path with our three different phases of inspections during this time: Slab/Foundation Inspection, Frame (Pre-Sheetrock) Inspection and the Final Construction Inspection (performed a few days before the final walk through with the builder). By using Careful Home Inspections for you newly constructed home inspection needs, we will oversee your builder’s techniques and overall attention to detail while representing you ‘The Buyer’. Allow Careful Home Inspections to communicate directly to your builder and give you peace of mind during the home construction phase.
