Our home inspectors will spend an average of 2-3 hours on-site performing the inspection. This can vary due to the size and age of the house.
We recommend that you are present for the home inspection. This is your opportunity to ‘walk and talk’ with the inspector and have them explain their findings as well as recommendations for repairs. We understand you’re busy, and it is not a problem if you cannot attend. We’ll provide a full inspection report the same day. The report will have detailed explanations of our findings along with pictures and captions. Our inspectors are available by phone or email should you have additional questions.
Do I need home inspection before I sell my home?
A pre-sale home inspection is not required, but in certain circumstances it is recommended. Selling your home is a business transaction – make sure you are empowered with all the facts before you go into negotiations!
It is important to remember that every home will have some findings. Usually the majority of findings are due to deferred maintenance and are relatively minor. We understand the pride you take in your home, and our inspections have only one goal in mind – to help you better understand the current condition of your home and get it ready to sell. Our inspection reports will allow you to see exactly what would be presented to a prospective buyer.

When do I schedule a home inspection?
The timeline for scheduling a pre-sale inspection is more flexible. The timing will depend on when you want to get your home on the market. We recommend scheduling your home inspection several weeks in advance. Make sure to allow enough time to review the findings with your Realtor and make any repairs. - Keep it Clean – we will inspect areas that are out of everyday sight and reach.
- Utilities must be ‘On’ – all major systems will be inspected which means gas, electric, and water should be on.
- Provide Access – make sure access is available to places like the attic, electric subpanels, outbuildings or water heater closets.
- Pets – keep pets in a secured area or remove them from the property during the inspection.
